Energy Performance

The new build portions or the development will have an “A” Rating for the Energy Performance Certificate. Incorporating highly insulated fabric and efficient mechanical heating/cooling.

Structure - New Build

Light gauge steel framed walls with highly insulated construction.

Light gauge steel studding with insulated cavity.

Light gauge steel frame with floating floors filled with acoustic insulation.

Light gauge steel trussed roof a waterproof membrane with fully insulated roof structure.

Finishes

Floors: Original wooden flooring resurfaced and new timber flooring

Skirting/Coving/Architrave: All new throughout (except original street facing façade)

Internal doors: New solid core doors throughout with full timber veneer or painted timber finish (Original main front entrance door to be retained)

Windows: Double glazed throughout. Original street facing façade to have refurbished existing sash windows and wood work; other areas-Upvc

Terrace Doors: double glazed throughout

Low maintenance coloured insulated exterior façade render system

Fully skimmed plasterboard internal walls, walls to wet areas will be fully tiled with ceramic tiles chosen in consultation with the design team from specified ranges

Layout designed by the electrical consultant and architect with developer input.

All installations will comply with the latest IEE Regulations and will include:

  • High quality sockets and switches.
  • Lighting and controls.
  • Ethernet cable installed for future high definition television installed to all principal rooms and bedrooms.
  • WIFI booster points installed throughout.
  • Main entrance entry video system with remote control via wall pad or telephones.

Lighting consultant and architect to design and specify the light fittings internally and externally, with the developer’s input.

Quiet, high velocity air conditioning system, utilising an efficient air source heat pump.
